How to find Sutton planning applications on the council's planning register, read the weekly lists by ward, comment on a scheme and speak at committee.
Sutton planning applications, from a rear extension in Carshalton to a tower block in the town centre, all pass through one public register, and anyone can read them and object without paying a penny. What changed in recent years is how you find out about them: the council stopped posting letters to neighbours in 2024 and moved to an online notification system, so if you want to know what is being proposed near you, you now have to go and register for it. This guide covers where the register is, how to search it, how to read the weekly lists by ward, how to comment, and how to speak at the Planning Committee.
Where to find Sutton planning applications
The borough’s public register is the Sutton Planning Register, at planningregister.sutton.gov.uk. It runs on Idox Public Access, the same platform most London boroughs use, so if you have searched planning applications in a neighbouring borough it will look familiar.
The register holds both planning and building control records, selected from a dropdown at the start of every search. You can browse it without an account. You only need to register if you want to comment on an application or track one.
Five ways to search the register
The council’s own guide to using the planning register sets out five search routes. In practice most people need one of three.
Simple search is the fastest. Choose whether you are looking at applications, appeals or enforcements, set the status to current, decided or all, then enter a postcode, road, application reference number or the first line of an address. If you want to know what has been proposed for a particular house, this is the one to use.
Advanced search lets you combine fields, and it has a useful escape hatch: results can be displayed on a large map rather than as a list, using the link on the right of the results page.
Weekly and monthly lists are the ones worth learning if you want to keep an eye on your area rather than one property. Go to the Search menu, choose Weekly/Monthly Lists, pick the weekly or monthly tab, then select your ward and the week beginning date, and finally choose whether you want applications validated in this week or decided in this week.
The ward filter covers all 20 Sutton wards, plus an “Adjoining Borough” option for schemes just over the boundary in Croydon, Merton, Kingston or Epsom and Ewell that could still affect you:

Once you open an application you get tabs for Summary, Further information, Contacts and Important dates, plus Comments, Constraints, Documents, Related cases and a Map. The Documents tab is where the drawings, design and access statement and any consultant reports sit, and the Important dates tab is where you find the deadline for comments on that particular application.
How you find out about applications near you
This is the part that has changed, and it catches out people who assume a letter will arrive.
From 1 March 2024 the council replaced posted notifications to neighbouring homes with an online planning notification system. You register once on the planning register and set up notifications for your area, and the council emails you instead. Over 11,000 people in the borough had registered by the time the change was announced (council announcement on planning notifications).
Three things survived the change:
- Paper site notices are still put up outside every proposed application site, and they now carry a QR code so you can open the application on your phone while standing in front of the site.
- Major applications are advertised on the council’s social media channels.
- Paper copies can still be viewed at the Civic Offices, St Nicholas Way, Sutton SM1 1EA, by appointment. Residents whose disability prevents them using the online system can write or phone the contact centre on 020 8770 5000 to discuss what they need.
The notification system also does something the old letters never could: as well as your immediate street, you can set up notifications for a chosen geographical area, or for the whole borough, and people with a business interest in Sutton or family living there can register even if they do not live in the borough themselves.
How to register and set up alerts
Registration is free and open to anyone.
- Go to the planning register registration page.
- Enter your postcode and choose your address from the list.
- Read and tick the terms and conditions.
- Click the link in the activation email. If it has not arrived within 30 minutes, check your spam folder.
Your email address and password are both case sensitive, which is the most common reason people cannot log back in.
To track an application, find it, then click the star-marked Track button at the top right. You will get an email whenever its status changes, which is how you catch a decision without checking daily. Tracked applications are listed under My profile.
How to comment on a Sutton planning application
You must be registered and logged in to comment. Find the application using simple or advanced search, and look for the blue comment icon beside it in the results: that icon is what tells you the application is still open for representations.
Open it, check the details, and click Make a comment. You then choose whether you are commenting as a Councillor or a member of the public, and whether your comment is an objection, a statement of support, or neutral. Write the comment and submit it.
Be aware of what happens next. Your comment is published online, including your name and address. That is a requirement of the planning system, not a quirk of Sutton’s website, but it surprises people who expected to object privately.
What it means for you: if you are objecting, the material that carries weight is planning matters, overlooking, loss of light, scale, highway safety, harm to a conservation area, not the identity of the applicant or the effect on your property value. Speaking at the Planning Committee
Applications that are not decided by officers go to the Planning Committee, and applicants, residents and ward councillors can address it in person.
- You get a maximum of four minutes. If several people want to speak with the same interest in an application, the council will ask either that one nominated representative uses the four minutes, or that the four minutes are shared out.
- The registration form opens when the committee reports are published, ordinarily 10 days before the meeting, and closes at midday on the day of the meeting. After that you have to email committee services.
- Meetings are usually live streamed, so do not say anything from the floor that you would not want in the public domain.
